Vistancia is a 7,100-acre master-planned community in North Peoria, according to the City of Peoria's economic development office. It's built in phases and villages by several home builders, so two Vistancia backyards can look nothing alike. That's the starting point for any turf plan here.
One community, many builders and lot sizes
Different villages were built by different builders over many years, so lot sizes, patio layouts and what the builder left in the backyard all vary. Some yards have room for a lawn-sized turf area and a putting green. Others have a narrow strip between the patio and the wall where turf mostly replaces dust.
Measure before you shop. Rough dimensions and a photo of the yard let an installer suggest a sensible size and product. The installation process guide shows what happens after that first visit.
Village and HOA rules
Vistancia has more than one set of rules. The Village at Vistancia publishes its own design guidelines, quoted in the questions below, while Trilogy and Blackstone have their own associations, so confirm whose guidelines cover your home before you pick a product. Play areas that stay usable
A play area for kids is a fair use of turf in a family yard, with one caution: the surface gets very hot in direct summer sun. Put the play area where the house or a shade structure covers it in the afternoon, and expect to keep it off-limits on the hottest days. A cooler alternative for part of the yard is a mix of shade trees and desert plants, which the turf, xeriscape and grass comparison weighs up.
If you have a dog too, give it a separate area. Pet turf needs a faster-draining setup than a play lawn.

Questions to ask for a Vistancia yard
Vistancia yards vary so much by builder and village that these questions are worth asking even if a neighbor already has turf.
- Is my home under The Village at Vistancia's guidelines or another association's, and what do they say about turf?
- Will the play area be shaded during summer afternoons?
- Should the dog area be separate from the play lawn, with its own drainage?
- If I want a putting green too, how will its base differ from the lawn area?
- How will the installer get equipment and rock into the backyard?
